Window Replacement can be Expensive
Even after several years in this business, I still learn something new about the real estate business. Last week one of my listings had a home inspection. The inspector recommended that a “window installer” review the windows in the house. I reviewed each window from the interior and simply could not understand what the “issue” was.
Normally, if a window is showing signs of failure, one will see signs of moisture between the panes of glass. In this case one had to observe from the windows from the exterior only and a small portion of lightly colored bluish or purple haze could be seen at the top of the windows. Apparently the discoloration was a concentration of argon gas that is used in thermal windows. In this case, all windows were found to be defective.
It took nearly a week to discover the manufacturer. The inspector thought it was one brand and the home builder thought it was another brand. Eventually we found it was manufactured by a third company. As luck would have it, the windows were covered for both labor and materials for replacement.
While researching window manufactures, I found their warranty’s different greatly. I recommend everyone inspect their windows from both the exterior and interior. If you see something unusual, call your window installer for warranty information or check the manufacture’s web site.
